Plan a space you will use

Begin with the activities that matter most to you. A dining table needs room for chairs to move, while a lounge area needs comfortable routes around the seating. Sketch the furniture you hope to use and mark the doors that open onto the yard. Rough ideas are enough for an initial discussion.

Next, consider the relationship between shade and open space. Think about when you are most likely to spend time outside. Morning coffee, afternoon gatherings and evening meals may lead to different priorities. If a tiki hut is part of your plan, include it in the conversation from the start.

For an existing structure, share its approximate age and any concerns you have noticed. Photos of the overall layout and accessible details are useful. Ask how the condition will be assessed before deciding between repairs and a new project. A photograph alone cannot confirm structural condition.

Finally, discuss materials, upkeep and the project sequence with the team. Ask what is included in the estimate and what information is needed next. Clear plans for access, furniture and nearby landscaping help make the proposal easier to review.
